How much does permanent lighting cost in Vancouver WA and Portland? Real numbers by house size

Most cost guides for permanent lighting give you a national range and tell you to get three quotes. This one gives you our actual price list, what a real house in Clark County or the Portland suburbs comes to, what's inside the number, and what the other brands publish, so you can decide before anyone knocks on your door.

Our price per foot

Permanent track packages are a flat rate per foot with the controller, power supplies, power injection and app setup included. Nothing is added at the visit except a lift if a gable is above ladder height, which we say up front.

What real houses come to

Roofline feet decide the price, and gables measure longer than they look because each one is two sloped runs. The three homes we quote most, in the two packages we sell most:

What drives the number up or down

Feet. A 24-foot-wide gable adds about 30 feet of roofline. Front-only installs on a two-story are usually 140 to 180 feet; full wraps 280 to 340.

Spacing. Six-inch spacing doubles the lights and covers and costs $52 per foot. Fifteen-inch spacing on Deep Pebble saves $2 per foot on long, straight runs.

Brightness. Deep pebble and puck cost $3 to $5 more per foot than standard pebble and are worth it on high rooflines, view lots and homes set back from the street.

Height. Gables above 28 feet need a lift, quoted as a line item before install day.

Mounting surface. Steel drip edge lets us use magnets and skip the channel entirely; aluminum drip edge and painted or composite fascia get channel bonded with 3M VHB tape.

What the other brands publish

Trimlight's corporate blog says $18 to $35 per foot installed and typical jobs of $2,000 to $6,000 or more; its Clark County dealer publishes nothing. Jellyfish's pricing page says about $25 to $35 per foot plus a $650 to $850 controller at company locations. Gemstone publishes no price. Angi and HomeGuide put the national range at $20 to $40 per foot, or $2,000 to $8,000 for 100 to 200 feet.

Our $32 per foot with the controller included sits in the upper middle of that band. We're not the cheapest system available; we're the one you can price from your couch, with a true white diode and four ways to mount it. The comparison pages show every brand's published spec next to ours.

What it costs to run

Minleon's datasheets put a pebble at 0.36 watts and a D35 puck at 0.45 watts at full output. A 220-light pebble install at four hours a night is about 9.5 kWh a month: about 85 cents on Clark Public Utilities at 8.79 cents per kilowatt-hour, about $1.90 on Portland General Electric at roughly 20 cents. Colored scenes and dimmed warm white use less.

How to get your number right now

Open Google Maps in satellite view, right-click a roof corner, choose Measure distance, and click along the edges you want lit. Add 15 percent for gables. Put that number in our estimator with the package you like, and you'll have a range and a monthly figure. Questions this guide gets

Is $32 a foot a good price?
It's inside the $18 to $40 range the national brands and cost sites publish, on the higher side of the middle, and it includes the controller that Jellyfish charges $650 to $850 for. Whether it's good for your house depends on the feet; run them through the estimator.
Do you charge more in Portland than in Vancouver?
No. Same published per-foot price on both sides of the river. Oregon jobs carry no sales tax on either side, and permits are handled the same way.
Why is there a $2,500 minimum?
A crew, a controller, a power supply and a permit cost about the same whether the roofline is 60 feet or 160. Below about 78 feet of Pebble Track, the minimum applies; we'll suggest runs to fill it with light you'll see.

  3. Click each corner along the roof edges you want lit. The total in feet shows at the bottom.
