What we light for businesses and communities
The seasonal service we run on homes, sized for a business or a community:
- Storefronts, restaurants, breweries and office buildings: the rooflines, eaves and gables people see from the street, one line of C9 bulbs with a clip on every bulb.
- Patios: seasonal C9s, the same service homes get. For lights that stay up and change color for events, see permanent bistro strings.
- HOA clubhouses and apartment leasing offices: the building rooflines residents and visitors see first.
- Trees, railings and wreath outlets: quoted at the site visit.
Colors we stock
Warm white · Pure white · Red · Green · Blue · Multicolor · Red and white · Red and green
Something else in mind? Ask. We'll tell you at the site visit whether it's something we install.
What commercial Christmas lights cost
Commercial jobs are priced per project after a site visit. We charge by the foot: simple, honest, no hidden fees. Your written quote spells out everything before any work starts.

What changes on a commercial job
- Access. Runs out of safe ladder reach need a lift, quoted as its own line before you book.
- Hours. We schedule installs and takedowns around your business hours. Tell us your open hours, delivery windows and busiest days at the site visit.
- Power. The lights plug into exterior outlets on a timer; the standard setting is dusk to 11pm, and you can tell us the hours you want. If a run needs a new outlet or circuit, we bring in a licensed electrician we trust, and that work is quoted before install day.
- Layout. We price the runs we'll actually hang, measured on site. Our Christmas light installation cost guide covers what moves the price and what other installers charge.
- Several sites. Each site is measured and quoted on its own.
Seasonal or permanent for a business?
Seasonal costs less the first year. Permanent costs more once, then shows brand colors every night and holiday scenes on schedule, with nothing to re-hang. Over enough seasons the re-hangs add up past the one-time permanent price, so if you're weighing the two, ask for a quote on each at the site visit and compare them side by side. An upgrade credit from seasonal to permanent isn't currently offered.

Commercial permanent lighting covers brand colors, patios and HOA entry monuments, and the permanent vs seasonal comparison compares the two for a house. The brightest light in our permanent line is the D35 Puck Track.

The season schedule
- October 15 to December 10: installs, scheduled around your business hours.
- Through the holidays: the lights run on the timer schedule you choose.
- January 2 to January 15: takedown, on the date agreed in your quote.
- After takedown: strands tested, labeled and stored until next season.
Dates are confirmed with your quote. This page doesn't promise an install date.

Paperwork property managers ask for
- Registration. Permanent Lights NW, a trade name of BTN Homes LLC · WA contractor reg. BTNHOHL796B9 · OR CCB 261227.
- Insurance. We're insured, and proof of insurance is available on request. If your property needs a certificate of insurance or vendor forms, say so when you book the site visit, so the paperwork is settled before the quote.
- A written quote. The layout, colors, dates and total, before anything goes up.
- Approval. If you lease your space, get the landlord's or property manager's OK before anything is clipped to the building. For HOA common areas, check whether the board needs to approve the layout.
- Electrical work. The lights plug into existing exterior outlets. When a job needs electrical work, we bring in licensed electricians we trust.
HOAs, apartments and multiple sites
Clubhouses, leasing offices and amenity buildings are what residents and visitors see first in December. We light their rooflines the same way we light a house, and each building gets its own layout, quote and takedown date.
For board approval, our HOA approval guide was written for permanent lighting, but the packet works the same way for seasonal lights: the layout, the product, the dates and colors, and the installer's registration.
Managing more than one property? Each site is measured and quoted on its own. Tell us about all of them when you book, so the site visits can be planned together.
