Permanent lighting in Orchards
Orchards is dense, practical Clark County: 1970s to 2000s subdivisions off Fourth Plain and Padden Parkway with modest two-story and single-story homes on close lots. Rooflines run 140 to 220 feet, fascia is mostly painted wood or composite, and HOAs are hit or miss by subdivision. Because the houses are close together, a lit roofline in Orchards is seen by more neighbors per foot than almost anywhere else, and streets here light up fast once one house does it. Our published price is the same as everywhere: track from $32 per foot, system included.
From $32 per foot, controller included. Free measure anywhere in Orchards, usually within three days.

Front-only is a real option
On close lots the sides of the house are barely visible, so lighting the front elevation and garage, 120 to 160 feet, captures most of the effect for $3,840 to $5,120 in Pebble Track. The controller supports adding the sides and back later without rework.

Homes and rooflines here
Older Orchards ranches have short front elevations that price near the $2,500 minimum; two-stories from the 1990s and 2000s have a front gable and garage eave that make a strong 150-foot front-only install. Aluminum drip edge is common on the newer roofs, so channel on the fascia is the usual mount.
HOAs: varies by subdivision. The HOA guide and template letter.
