Permanent lighting in Hillsboro

Hillsboro is where new construction meets strict design review. Reed's Crossing in South Hillsboro has been adding streets of two-story homes since 2018, all with composite fascia, aluminum drip edge and an HOA that wants a product sheet before anything goes on the exterior. Orenco Station's rules are stricter still and its townhomes have short rooflines. Tanasbourne and the Jackson School neighborhoods are 1990s and 2000s two-stories with 200 to 250 feet of roofline. Downtown Hillsboro is older homes with painted wood fascia and no committee. Track packages from $32 per foot, system included.

From $32 per foot, controller included. Free measure anywhere in Hillsboro, usually within three days.

Homes and rooflines here

New-build fascia in Reed's Crossing bonds well with 3M VHB after cleaning; the builder-installed soffit outlet is usually where the controller goes. Orenco townhomes are often under 100 feet of roofline, which lands at our $2,500 minimum; we say so up front. Tanasbourne homes have painted or composite fascia and aluminum drip edge, so channel on the fascia is the mount.

HOAs: common; our approval packet is built for it. The HOA guide and template letter.

What it costs here

Typical Hillsboro homes we measure run 80 to 250 feet of lit roofline. That range in the two packages we recommend most here, controller included.

Pebble Track$32/ft$2,560$8,000$689/mo
Bistro String

$24/ft path + $495$2,500$2,500$216/mo

Monthly is a 12-month, 5.9% APR example. Running cost on Portland General Electric at 20.00¢/kWh: about $2.16 a month for 250 pebbles at four hours a night.

Townhomes and the minimum

A townhome front in Orenco or AmberGlen is 40 to 80 feet of roofline, which is under our $2,500 permanent minimum at $32 per foot. Options: add the rear eave and patio in bistro lights on the same controller to reach the minimum with lights you'll use, or coordinate with a neighbor so two attached fronts are installed the same day and share the trip.

Questions we get here

Does Reed's Crossing allow permanent lighting?
Applications ask for product, mounting and default setting. Fascia-matched track with a warm-white default meets what those applications ask for. Our HOA guide has the packet and template letter.
What does a Tanasbourne two-story cost?
About 220 feet: $7,040 in Pebble Track at $32 per foot, system included, roughly $610 a month on a 12-month financing example.
Can you do an Orenco townhome?
Yes, with the HOA's approval and usually by combining the front with rear patio bistro lights to reach the $2,500 minimum.
Do you need a permit or an electrical license for this?
In Washington, L&I treats custom cut-to-fit permanent lighting as electrical work: it must be installed under a licensed electrical contractor with a permit and inspection, and hanging unaltered factory-made holiday strands does not need one. In Oregon the work requires a CCB license, and permit rules vary by city. We install under the licenses shown in our footer and handle the permit as part of the job; ask to see them at the measure.
What if my HOA only allows lights during the holidays?
The track is off and nearly invisible by day the rest of the year, and the schedule in the app can be set to holiday dates only. Many committees accept that; some require warm white outside the holiday window, which the app also does.
