Permanent lighting in Tigard

Tigard is two eras. Bull Mountain is 1990s and 2000s hillside homes with big street-facing gables and 220 to 300 feet of roofline, most in HOAs. River Terrace is brand new: master-planned streets built since 2015 with composite fascia, aluminum drip edge and a design-review process that wants a product sheet. Older Tigard around Metzger and Summerlake is 1970s ranches and split-levels with short rooflines and no committee. We install permanent lighting across all of it at the same published price: track from $32 per foot, system included.

New construction and builder-installed outlets

River Terrace homes usually have a soffit or garage outlet the builder put in for holiday lights. That is where the controller goes, which makes the install cleaner than on older homes where we run a feed to the nearest exterior receptacle. We confirm the outlet at the measure and note it on the HOA packet.

Bull Mountain fascia is painted wood or composite with plenty of gable; River Terrace fascia is new composite that bonds well after cleaning. Neither takes magnets (aluminum drip edge), so channel on the fascia is the mount. Older Tigard ranches sometimes have galvanized steel drip edge from a reroof, and when the magnet holds, Magnetic Pebble skips the channel.

Applications we've seen ask for the product, mounting and default setting. Fascia-matched track with a warm-white default has been approved. Our HOA guide has the packet.
Is permanent lighting worth it on a Metzger ranch?
A 130-foot front and garage is $4,160 in Pebble Track or $2,055 in C9 Classic. Both are lit every night with no ladders; the numbers are published so you can decide.
How is it attached to my house?
The color-matched channel is bonded to the fascia with 3M VHB tape on a cleaned surface, with brackets at corners and joints. No screws through the roof, no penetrations in the drip edge or shingles. Magnetic Pebble uses magnets on a steel drip edge; C9 Classic uses clips.
Do they survive Pacific Northwest rain, wind and ice?
Yes. The lights are sealed and rated IP66 and rated by Minleon to -20°C; the strand sits inside a bonded channel with snap covers, so there is no free wire for wind to whip. Ice on the channel dims the line until it melts and does no harm. We install in Washougal and Gresham, where the Gorge east wind tests everything.
