Permanent lighting in Camas

Prune Hill is why we carry Deep Pebble Track. The two-story homes built there from the late 1990s on have three, four, sometimes five gables facing the street, rooflines of 260 to 340 feet, and elevations high enough that a standard pebble from the road looks polite rather than lit. Down the hill, the 1920s mill-era homes off Fourth Avenue and around Crown Park are single-story with a front gable, and a full install is under 160 feet. Camas homeowners tend to ask two questions first: what does it cost per foot, and will the HOA sign off. We answer both here.

From $32 per foot, controller included. Free measure anywhere in Camas, usually within three days.

Gables add up faster than you think

A gable is two sloped runs meeting at a peak, so a 24-foot-wide gable adds about 30 feet of lit roofline, not 24. A Prune Hill house with four gables and a 60-foot front eave can measure 200 feet on the front elevation alone. That is why our Camas estimates run higher than the Google Maps footprint suggests; at the measure we tape every run so the quoted number is the install number.

Homes and rooflines here

Most Prune Hill and Lacamas Shores homes are in HOAs with an architectural committee. Channel in a fascia-matched color, warm-white nightly and holiday colors on a schedule is the combination that gets approved; we send the product sheet and a photo of the track color with your application. Fascia is usually painted wood or composite, both fine for 3M VHB. Newer builds around Lacamas Lake often have aluminum drip edge, so the magnetic package rarely applies here.

HOAs: common; our approval packet is built for it. The HOA guide and template letter.

What it costs here

Typical Camas homes we measure run 180 to 320 feet of lit roofline. That range in the two packages we recommend most here, controller included.

PackageRate180 ft320 ft≈ Monthly at 320 ft
Deep Pebble Track$37/ft$6,660$11,840$1,019/mo
C9 Track$32/ft$5,760$10,240$881/mo

Monthly is a 12-month, 5.9% APR example. Running cost on Clark Public Utilities at 8.79¢/kWh: about $1.22 a month for 320 pebbles at four hours a night.

Questions we get here

Will my Camas HOA approve permanent lighting?
Camas HOA committees approve track lighting when the channel matches the fascia and the application documents a warm-white everyday setting; that is exactly what our packet shows. Our HOA guide includes a template letter and the product sheet to attach. Approval usually takes one committee cycle, two to four weeks, so start before the fall rush.
What does a typical Prune Hill house cost?
Around 280 feet of roofline. That is $8,960 in Pebble Track at $32 per foot or $10,360 in Deep Pebble Track at $37 per foot, control system included. On a 12-month financing example that is roughly $770 to $890 a month.
Do you light the back of the house facing Lacamas Lake?
Often, yes. Lake-facing elevations are seen from the water and the trail, and a rear run of 60 to 100 feet is a common add-on. It uses the same controller, so the only cost is the per-foot price.
Why do you publish prices when the other local installers don't?
Because you're going to ask on the first call anyway, and because a per-foot price is the only way to compare systems. Dealer-brand pricing is set territory by territory, so local dealers quote after a visit and the national sites publish ranges as wide as $18 to $40. We're an independent Minleon dealer with one price list, so we can print it. The exact quote still needs a measure, but the number won't be a surprise.
Will it damage my fascia or void my roof warranty?
We bond to the fascia face and never through roofing, so roof warranties are unaffected. VHB can be removed with a heat gun and adhesive remover if you ever want it gone; on painted wood it may lift paint, which touches up.
