Permanent lighting in Brush Prairie

Brush Prairie is acreage: long driveways, homes set back behind firs, a shop or a barn, and no HOA. Permanent lighting here is less about the neighbors and more about coming home to a lit house at the end of a dark driveway. That changes the design. We light the house for the approach, wrap two or three trees along the drive with diamond lights, and put Magnetic Pebble on the steel-roofed shop. A typical Brush Prairie job is a 220-foot house plus a 150-foot shop plus trees, and the same controller runs all of it as zones.

From $32 per foot, controller included. Free measure anywhere in Brush Prairie, usually within three days.

What it costs here

Typical Brush Prairie homes we measure run 200 to 320 feet of lit roofline. That range in the two packages we recommend most here, controller included.

PackageRate200 ft320 ft≈ Monthly at 320 ft
Magnetic Pebble$35/ft$7,000$11,200$964/mo
Diamond Tree Wrap
priced per ft of wrap path; shown for a matching accent run
$11/ft path + $495$2,500$2,500$216/mo

Monthly is a 12-month, 5.9% APR example. Running cost on Clark Public Utilities at 8.79¢/kWh: about $1.22 a month for 320 pebbles at four hours a night.

Homes and rooflines here

Custom and semi-custom homes from the 1980s through today, many with cedar or composite fascia and a mix of drip-edge metals. Shops and pole buildings almost always have a steel drip edge, which is the Magnetic Pebble use case: no channel, no tape, no penetrations, $35 per foot. Where the house has aluminum drip edge, channel goes on the fascia.

HOAs: rare. The HOA guide and template letter.

Driveway approach lighting

A house 300 feet off the road reads best when the eye is led to it. Two or three wrapped trees along the drive, at $22 per light, spaced so the last one is near the garage, make the roofline the destination. It is a small add on a Brush Prairie job and the one most owners say they'd never remove.

Questions we get here

How do you get power to a shop 150 feet from the house?
Shops usually have their own exterior outlet, so the shop gets its own controller or a long cable run from the house controller if within reach. Both are zones in one app.
Does the long driveway add cost?
No travel charge inside Clark County. Tree wrapping along the drive is priced per light.
Do the magnets hold on a barn in the wind?
On ferrous steel drip edge, yes. We test with a magnet at the measure and only quote magnetic where the pull is solid.
What about moss and gutter cleaning?
The channel sits on the fascia below the drip edge, outside the gutter, so gutter cleaning is unaffected. Moss treatments run off the roof into the gutter, not onto the channel. We recommend telling your gutter cleaner the channel is there so ladders are set beside it.
What happens if the Wi-Fi goes down?
The controller keeps running its saved schedule. You lose remote control until Wi-Fi returns; the lights don't notice.
