Under-eave lighting: what it is, where it goes, and how it mounts

“Under-eave lighting” and “roofline lighting” are the same upgrade done well: a slim aluminum channel tucked just beneath the fascia at the roof edge, holding a line of small, individually-controllable LED points that follow the eaves, gables and garage.

Done right it reads as a clean, even outline of your home after dark — warm white most nights, any color for the holidays — with nothing dangling and no ladder in the garage. Here is exactly where it goes, how it mounts, and how we price it.

Where under-eave lighting goes

The frame is the main eave line and the sloped gables — that is what the street sees first. The garage eave and the gable above it come next, then the porch, columns and entry. A full wrap adds the sides and back.

  • Main front eave and fascia line
  • Sloped gables and dormers
  • Garage eave and the gable above it
  • Porch, columns and entry
  • Soffits, ridges and valleys are left alone

Lights run along the fascia under the drip edge: eaves, gables, garage and porch. Each gable counts as two sloped runs, which is why two-story homes measure long.

How it mounts under the eave

A custom-cut, low-profile aluminum channel is bonded along the full length of the fascia with 3M VHB and bracketed at every corner, so there is no free wire for the Gorge east wind to catch. The LED points sit inside the channel facing out, evenly spaced about every 10 to 12 inches.

The lights are Minleon RGBW+2 — a true warm-white diode plus red, green and blue — sealed to IP66 and rated well below freezing. Power and the controller sit at a discreet outlet, and everything runs from a phone app.

The channel is selected to blend with your fascia color, so by day it reads as trim and by night you see the light, not the hardware.

Under-eave vs soffit vs stick-on strips

Under-eave (fascia-mounted) roofline lighting is the durable, low-profile way to outline a home. Soffit-recessed downlighting is a different product for washing the wall below. Stick-on strips from a marketplace tend to sag, yellow and fail a season or two into Pacific Northwest rain, so we do not install them.

What under-eave lighting costs

On average, permanent lights run about $3,000; smaller homes often cost less, and the free measure gives your exact written quote. We charge by the foot: simple, honest, no hidden fees. Your written quote spells out everything before any work starts. Every track package includes the controller.

Questions this guide gets

Is under-eave lighting the same as roofline or permanent lighting?
Yes — “under-eave,” “roofline,” “permanent” and “year-round” lighting all describe a fixed LED channel mounted at the roof edge. We install Minleon RGBW+2: warm white every night and any color on demand.
Will the channel be visible during the day?
Minimally. The aluminum channel is low-profile and selected to match your fascia, so it reads as trim from the street.
Where does the power go?
The controller and power supply sit at a discreet exterior outlet, confirmed at the measure. There are no extension cords and nothing to take down in January.
